How to access Cambridge’s off-market homes for sale

In the past few weeks alone, I have been invited to visit four off market properties in and around Cambridge, which is a healthy number for this area and shows that there is indeed an appetite to sell (and buy) over the summer months. Quite a number of locals selling will approach us first to enquire if we have any matching client searches prior to putting it on the market with a local selling agent.

So why would someone looking to sell their property approach Garrington Property Finders first? Some want to test the market and establish if there is indeed interest in their property and at what level, others may wish to save on estate agency fees, although having an agent is beneficial to drive a sale forward. In some cases, their reason for selling make be linked to personal circumstances such as death, divorce and debt. The delicate nature of their situation makes it more attractive to deal with the select few, committed buyers than large numbers of people traipsing around their house with no intention to buy at all or even worse, who are not even in a position to buy.

Another type of seller to contact us pre-market are local developers. With good links to London, some of the best private schools in the country and an ever growing science and tech industry, development around Cambridge has been booming. You just need to look at the Cambridge sky line and count the cranes to understand the level at which the City is growing. Our relationships with developers enables our clients to get a first look in on new properties in and around Cambridge, but also local hot spots such as Newmarket, Bury St Edmunds and Saffron Walden.

Due to the increase of buyers both looking to live and invest in Cambridge, there is a considerable lack of stock versus demand. Therefore, finding an off market opportunity can ensure that you are one step ahead of the queues of buyers looking for that same hidden gem.

If you would like to find out more about Cambridge’s property market and ways in which you can access hidden opportunities, please contact us.
