Day in the life of a home buying agent
So what does a day in the life of a buying agent involve? Understanding, empathy and above all else going beyond expectations – Three of the key ingredients I use for each search.
Once I understand what you as a buyer wants, I begin by seeking out market information in and around your search area. Part of my research is pre-viewing suitable properties on your behalf and ensuring that any questions or concerns have been investigated prior to an offer being made as this helps to uncover the ‘due diligence ‘trip-ups that can waste so much of your time and money later down the line. As well as this, conducting thorough research enables me to provide a service that is not only competitive but hard to beat in today’s property market.
Taking into your account your expectations I will talk to a number of estate agents and property professionals. This helps to build upon the knowledge I have of the area in addition to knowing what properties have been around for a while or those that are about to come onto the market.
The contacts I have (not simply inclusive of estate agents) also takes into account a plethora of local companies and individuals from the best private bankers, solicitors, architects to interior designers. My work isn’t merely done when the keys are handed over, thanks to my list of contacts I am able to assist you to find and complete your new home.
From my experience I can tell you that there are many reasons why a house might be sold – Situations are limitless, but may include; death, divorce or financial issues. In these moments, when times are most stressful it’s an advantage to have a buying agent, like myself, on hand to offer help when you most need it.
Overall, the services my clients say they appreciate are my skills in negotiation. I’m there to handle the day-to-day and keep the price negotiation and the conveyancing processes moving forward. Often I will see other home purchases stall because there is no one pushing the process forward at key points, and it is within my role to be as proactive as possible on your behalf.
