Overseeing a sale
In many instances a property search is dependent on our clients being able to sell their existing property.
This can often lead to frustrations as issues related to a sale can impede the progress of a purchase. Of all of our additional property services this is the one we most frequently bolt on to a property search. In doing so we are able to help ensure the smooth progress of the sale as well as be certain that our clients have achieved the best price for their existing property.
We will help select the right selling agent for the property, ensure the selling price reflects the current market conditions and oversee the process for you. This includes meeting potential buyers and making sure that any offers are qualified to ensure your chosen buyer is in the best possible position.
Perhaps, most important of all, is the close attention we pay to the conveyancing process, to ensure that communication remains clear between all parties and that any issues that arise are addressed swiftly and professionally on your behalf.

In some instances clients come to us having identified the property they want to buy but they need assistance in securing the property on the best possible terms.
As part of this property service we would view the property and carry out due diligence in order to establish it’s value in the current market.
Once that is done we would discuss the possible routes for the negotiation with our client and the likely outcomes of each. Once we have agreed on the next steps we then handle all negotiations, submit formal written offers and, where necessary, provide documentation to support the strength of our client’s position.
We remain involved throughout the conveyancing process to ensure things proceed smoothly to completion.

Whilst we generally work for retained clients, some of our property services are designed to be more flexible in order to accommodate the needs of those who would simply like us to keep an eye out for something particular on their behalf.
In this case we can offer an introduction only service whereby we are able to pass information about relevant properties to our client as and when we become aware of them.
