Relocating to East Anglia
A young, professional family sought our help with their relocation from London to Cambridgeshire for an improved quality of life. The main thrust of the search was to find a property in a quintessential village that was in walking distance to a village school and offered an easy commute back in to London.
The Search: The client had studied at Cambridge University but didn’t know the areas around the city and so benefitted from the consultant’s deep understanding of the local market. After the initial tour and several other viewings it became clear that it was the villages to the South and West of Cambridge that appealed to the client.
The client introduced a property in a favoured village to the West of Cambridge. The characterful, Grade II property was situated in the centre of the village and fulfilled the brief in terms of secure outside space and proximity to local schooling and transport. The family immediately envisaged living in the house and instructed the consultant to secure it on their behalf.
Negotiation: During their research Garrington established that, due to their personal circumstances, the vendors were very keen to achieve a quick sale. Furthermore, due to the seasonally quiet time of year (November) it was clear that there was a good opportunity to negotiate a sizeable discount on the guide price on behalf of our client.
The property was on the market for just under the £800,000 mark and it was agreed to submit an opening offer of £690,000 in order to test the water and commence negotiations with the selling agent. This offer was rejected and so later that week an offer of £715,000 was submitted accompanied by information outlining our client’s excellent position and readiness to proceed. After a period of deliberation the selling agent confirmed that the vendors had accepted the offer.
Value Delivered: Garrington used local market insight to guide the client as to the specific areas around Cambridge that would suit their lifestyle requirements. This focused approach meant that, when a suitable property did appear, the client was able to swiftly commit to securing it. This approach resulted in a significant saving which was utilised to build a kitchen extension, thus improving the property and increasing its capital value and future market desirability.
